Annual Assessment
As an HOA member, owners pay a small annual assessment to Lakewinds, due in April. This is in addition to the standard Columbia assessment. Please note: your mortgage lender won’t escrow it. (An all-volunteer Board of residents keeps expenses low.)

This money funds:
- Basic neighborhood maintenance, such as mowing common plots, maintaining HOA trees, and contracting neighborhood street leaf sweeps in the Fall. Within the courts, the HOA periodically resurfaces parking pads and repaints the parking area lines.
- Neighborhood updates via newsletter.

Failure to pay: While the Board may develop a payment plan for those seriously in-arrears, eventually we turn debt over for collection. As late payments penalize other owners, delinquents are responsible for the missed assessment, interest, and penalties as well as collection/legal fees.
Worst case, we will place a lien on the property that could delay its sale. During the collection process, owners forfeit their ability to vote for new Lakewinds Board members or weigh in on governing changes.
