Governing Board
About the Board
The Board is comprised of volunteers from the Lakewinds community and meets about every two months. Owners are welcome to attend any session (visit Neighborhood Updates or email lakewinds@gmail.com for more information).

PresidentPresides over meetings, both Board and annual membership sessions. Ensures that acts of the Board are promptly executed. Signs official Lakewinds documents, such as contracts, leases, mortgages, or deeds. May co-sign checks or promissory notes. Attends HOA Presidents’ meetings for ideas and information.

Vice PresidentStands-in for the President as needed. Performs other duties as required.

TreasurerPrepares annual budgets, based on a statement of income. Determines annual assessments based on projections. Circulates annual assessment letters. Receives and deposits HOA funds (primarily from assessments). Works with collection bureaus and/or our attorney to pursue those in-arrears. Disburses funds based on Board directives (signs checks). Maintains detailed financial records for the Association. Files an annual Personal Property form with Maryland.

SecretaryDocuments meeting minutes, including vote counts for various Board decisions. Maintains records. Announces meeting dates per schedules spelled out in the documents. Maintains member mailing list with names and addresses. This involves updating the list as properties change hands and validating this list against Maryland SDAT before annual assessments circulate. Maintains owner email list. Periodically scans the Lakewinds email account for member issues. Writes welcome and covenant violation letters as needed. Circulates Board candidate proxies four weeks before the annual meeting. Provides a Resale Package on request via the Gmail account (Owen Brown info, Lakewinds Covenants and By-laws). Checks with Treasurer to ensure the unit is fully paid. Performs other duties as required.

Newsletter EditorPrepares periodic newsletters to owners and renters. Generally, Lakewinds circulates three newsletters annually: one with the annual assessment, one mid-summer, and another just prior to October's annual meeting.
